Once or twice a year is typical for most homes in our area. That's usually enough to keep algae, mold, and mildew from taking hold long-term, without paying for more visits than your home actually needs.
What pushes you toward twice a year
Heavy tree coverage or shade. Shaded, damp areas are exactly where algae and mold thrive — homes surrounded by mature trees tend to need more frequent attention.
North-facing walls. Less direct sun means slower drying after rain, which means more time for growth to establish.
Homes near water or in especially humid microclimates. More ambient moisture, faster regrowth.
You're preparing to sell. A fresh wash ahead of listing photos and showings makes a real difference in curb appeal.
What pushes you toward once a year (or less)
Full sun exposure, minimal shade. Sunlight naturally slows algae and mold growth.
Newer siding with less surface texture for growth to grip.
You're in a drier climate pattern for your area with less standing moisture overall.
What happens if you wait too long
